The primary purpose of Hyatt is irrigation. The dam stores and diverts water for agricultural irrigation, supporting farming operations in the surrounding area. The dam is owned by Farmers Highline Canal & Reservoir Co. (bollinger, (private). It impounds the Van Bibber Creek-tr near Arvada.

The dam stands 24 feet tall and stretches 1,110 feet across, creates a reservoir covering 73 acres, and has a maximum storage capacity of 1,000 acre-feet. Completed in 1863, the structure is one of the older dams in the region, with over a century and a half of service.
